Property & Property Funds

Property SCR calculations are relatively straightforward. Investment properties often incur higher capital charges than own-use properties under some regimes. Leveraged property investment funds typically attract an increased SCR.

Note that Real Estate Investment Trusts (REITs) are generally subject to equity SCR under Solvency II. The "property funds" category here refers to funds more directly linked to physical property investments, rather than REITs.
