Property & Property Funds

Property SCR is relatively straight forward. Investment properties might be charged higher capital than own-use ones under some regimes. If there is leverage in use in a property investment fund, the SCR will usually be increased.

Note that Real Estate Investment Trusts (REITs) generally attract equity SCR under Solvency II. The "property funds" under the Property category more refers to different types of funds that are more directly related to physical property investments.
